JOB SUMMARY:

The Executive Vice President of Project Development will lead and oversee activities related to greenfield project development across various markets. This key executive role will encompass areas from prospecting to completing project development and ensuring alignment with the company’s strategic goals. This position serves on the Executive Leadership team.

ESSENTIAL FUNCTIONS:

  • Lead all phases of greenfield project development, from prospecting to development completion, includes but not limited to prospecting, land outreach, leasing and purchasing, title, surveys, transmission, interconnection, local tax incentives, permitting, and development studies.
  • Oversee and cultivate a competent and dynamic project development team.
  • Foster relations with key consultants and partners
  • Attend and manage regular project development meetings, ensuring tasks are prioritized and objectives are met.
  • Provide strategic input to direct reports, ensuring the resolution of challenges.
  • Facilitate collaboration and coordination among divisions within the project development department and with other departments.
  • Ensure alignment of project development activities with the company’s overarching strategy and goals.

  • Protect the interests of OCI in the capacity of the high level liaison with key partners.

  • Review and approve all purchase orders related to project development.
  • Prepare monthly project development summary reports for leadership and board meetings.
  • Support the President and collaborate with other executives in strategic decision-making.
  • Assist in reviewing and responding to Request for Proposals (RFPs).

QUALIFICATIONS:

  • Bachelor’s degree in Engineering, Business, or a related field. Master’s degree or MBA preferred.
  • Minimum of 15 years of experience; including minimum of 7 in project development, preferably in the solar or renewable energy sector.
  • Comprehensive knowledge of greenfield project development processes including land acquisition, real estate, permitting, interconnection, transmission, tax incentives, and development studies.
  • Demonstrated ability to lead, manage, and develop high-performing teams.
  • Proven experience in strategic planning and business development.
  • Proficiency in budgeting, capex tracking, and financial management.

Real Estate Engagement Specialist

ESSENTIAL FUNCTIONS:

  • Research parcel ownership and contact information for landowners as needed.
  • Understands and/or determines land ownership information through review of provided data, deeds, plat books, and tax roll research, etc.
  • Actively initiate calls, send texts, and emails to prospective landowners, striving for engagement and potential collaboration.
  • Conduct in-person visits to landowner properties when required, ensuring direct and clear communication about the company’s propositions.

QUALIFICATIONS:

  • 5+ years’ experience in land acquisition preferred
  • Demonstrated experience in real estate, particularly in land acquisition
  • Strong verbal and written communications skills are essential.
  • Proficiency in calling and engaging with potential landowners through various communication channels.
  • Strong skills in negotiating with landowners and presenting developmental opportunities persuasively.
  • Adeptness in using multiple data sources, including deeds, plat books, tax rolls, and online databases to identify land ownership.
  • Proven track record of building and maintaining strong relationships with potential and existing landowners.
  • Knowledge in GIS and prospecting tools is required.

JOB SUMMARY:

The Senior Human Resources Manager is the main HR business partner for OCI Solar Power. They are responsible for contributing and supporting the strategic and operational Human Resources needs of the organization. The Senior Human Resources Manager plans, directs, and coordinates human resources department functions to ensure the organizations are well positioned to achieve the overall business goals. They work directly with the organization’s leadership, managers, and employees. The Senior HR Manager is responsible for all aspects of human resources to include: employee relations, employee development, compensation and benefits administration, performance management, and organizational development. They are also responsible for overseeing recruiting, interviewing, and hiring of employees and contractors.

ESSENTIAL FUNCTIONS:

  • Provides support to departments with the implementation, administration, and delivery of programs, procedures, and guidelines to help align the workforce with the strategic goals of the company.
  • Builds strong and trusted relationships with executive leaders, managers, employees, and third-party providers.

Project Development Manager

SUMMARY: 

Under general supervision by Director of Project Development, the Project Development Manager will develop, lead and manage all aspects of land and project development for OCI’s current and future projects.

ESSENTIAL FUNCTIONS: 

  • Develop and manage all aspects of land development for OCI’s current and future projects.
  • Conduct real estate research to identify sites that are suitable for developing new projects for utility and DG scale projects, that includes but not limited to, conducting due diligence for zoning, flood-zoning, commercial terms, interconnection, tax abatements, mineral title, mineral rights waivers, easements, ROW, crossing agreements, oil & gas infrastructure, accommodation agreements, FAA, environmental studies, ESA Phase I and Phase II, title insurance coordination, ALTA surveys, environmental and jurisdiction permitting, appraisal reports, wetland identification, protected species, archeological, hazardous material, road and highway access, geotechnical, topo, hydrology, etc.
  • Conduct real estate search to determine the land with most preferable commercial terms for OCI projects, and coordinate with landowners, agents, and/or assigned lawyers as required to discuss commercial terms, and manage the process to finalize an agreements.
  • Perform zoning and use-of-land search to ensure the sites are suitable for future solar farms development according to the applicable jurisdictional requirement.
  • Perform preliminary interconnection analysis to determine the available transmission, or distribution lines (as applicable) in the vicinity of the potential sites.
  • Coordinate with the surveyors to perform surveys (ALTA, TOPO, etc.) for the potential lands to identify the site boundaries, and associated infrastructures.
  • Conduct or coordinate mineral title search to identify the stakeholders for the applicable site(s), and perform assessment of title risk and mitigation strategies.
  • Coordinate with applicable entities to negotiate terms and execute agreements to cross existing infrastructure facilities on the sites.
  • Coordinate with applicable landowners/entities to negotiate terms and execute agreements to ensure easement and/or right-of-way rights.
  • Coordinate with applicable entities to negotiate terms and execute agreements to ensure accommodation agreements.
  • Coordinate with mineral right owners to request, or negotiate (as applicable) the waiver terms and agreements.
  • Coordinate with interconnection engineers or subcontractors to identify the load capacity of the transmission, or distribution lines.
  • Coordinate with environmental consultant subcontractors to perform preliminary environmental studies, ESA Phase I, and ESA Phase II as applicable.
  • Conduct flood zoning search to ensure the subject site(s) are not located on flooding zone.
  • Coordinate with consultant contractors to perform preliminary and/or final geotechnical and hydrological studies.
  • Coordinate with the applicable jurisdictions (federal, state, county, city, courts, DOT, etc.) to acquire specific permits required for projects.
  • Conduct FAA analysis and apply and acquire applicable permits.
  • Conduct wetland search, and coordinate with environmental consultants to identify if there are jurisdictional requirements.
  • Coordinate with applicable jurisdictions or local tax consultants to; pre-determine (pre-conclude) tax abatement benefits for the applicable jurisdictions, apply for tax abatements, attend town hall meetings as needed, negotiate terms, and execute agreements.
  • Coordinate with the title insurance company to coordinate title underwriting issues relating to land ownership and title policies, and purchase the required insurance for the sites.
  • Cross-function with business development team to understand and synchronize on the project requirement in terms of specifications, and timelines.
  • Cross-function with legal team to discuss and negotiate the terms of the agreements.
  • Cross-function with finance team to share the cost assumptions and projections.
  • Cross-function with EPC contractors to finalize the design layout, and address the applicable permits process and requirements.
  • Coordinate with real-estate agents/brokers to perform the lease/buy/sell process as applicable.

QUALIFICATIONS:

  • Bachelor’s degree in Civil Engineering, Environmental Engineering, Energy or related field
  • 4 – 5 years of active and hands-on experience in Solar Project Development (Real Estate)
  • Previous Landman experience is a strong preference
  • Strong problem solving and decision-making skills is a must
  • Written and verbal skills are vital in dealing with individuals as well as groups
  • Negotiation experience is a must
  • Basic legal and contractual experience is a must

We are seeking an experienced Staff Accountant to provide support for a growing organization in a fast-paced environment. JOB SUMMARY:

Under general supervision by the Accounting Manager, the Staff Accountant maintains all Accounts Payable and Accounts Receivable functions. This position will also be responsible for some Cash reconciliations and reporting, Fixed Assets and routine/basic accounting journal entries.

ESSENTIAL FUNCTIONS:

  • Sort and perform two-way matching of Invoices and Purchase Orders and code invoices to multiple companies
  • Complete weekly check runs and process wire payments
  • Resolve accounts payable issues as needed
  • Invoice Accounts Receivable and record cash receipts
  • Scan and file Invoices and Purchase Orders in proper files in a timely manner
  • Analyze and process travel and entertainment expense reports
  • Maintain the fixed assets sub ledger
  • Make independent recommendations for adjustments to monthly accruals
  • Maintain good accounting records which can be used for reporting
  • Additional duties and responsibilities may be assigned as necessary

QUALIFICATIONS:

  • Bachelor’s Degree in Accounting or Finance
  • One ( 1) or more years of Accounting experience
  • Experience should include accounts payable, accounts receivable and fixed assets
  • Previous experience working with Partnerships and/or LLCs a plus
  • Background in Construction and/or Renewable industry a plus
  • Strong analytical and problem resolution skills
  • Self-starter with effective interpersonal and communication skills
  • Ability to multi-task and work in a growing team environment
  • Oracle experience a plus

SUMMARY: 

The Project Development Intern is responsible for assisting with analysis, understanding, and summary of the energy market dynamics. Assist with leasing process and assist in contexts of regulatory, policy, legislative, technical, emerging technologies, and competitiveness to inform, refine, and enhance the strategy and planning for project development at OCI Solar Power.

ESSENTIAL FUNCTIONS: 

  • Coordinate diligence & analysis of proposed sites including wetland, soil, structural analysis, etc.
  • Conduct site prospecting using GIS software and third-party tools/maps to identify, analyze, and summarize locations for solar projects, and work on outreach efforts with landowners.
  • Coordinate with land outreach team to be up to date on current lease negotiations.
  • Collaborate on development of market prospecting strategies with the team.
  • Maintain market prospecting database for specific markets.

QUALIFICATIONS:

  • Bachelor’s degree in civil engineering, Science, or a related field; a master’s degree in business administration.
  • Experience in market intelligence, analytics, or a closely related role in renewable energy sector or a similar industry is a plus.
  • A self-starter that can work independently on projects and key deliverables.
  • Advanced proficiency with MS Office programs (MS Word, Excel, PowerPoint, and Outlook).
  • Must possess excellent research and critical thinking skills with capacity to effectively convey conclusions and recommendations.
  • Familiarity with the regulatory and legislative environment related to the renewable energy sector a plus.
  • Excellent verbal and written communication abilities, with a track record of producing detailed reports and presenting findings.
  • Strong interpersonal skills with the ability to work seamlessly with cross-functional teams and foster a collaborative work environment.
